"I am the very dissatisfied, new homeowner of a a beautiful condo in Bethesda. The Seller Agent trusted and hired Jim Gusky LLC to perform contractually required HVAC services prior to closing. My contract required the Seller to have the multiple HVAC units serviced and to address any issues. I purchased my home in the winter, so my inspector couldn't test the effectiveness of the cooling setting, but recommended to have at least serviced by a professional. The problem: I tried using the A/C in early June. It blew warm air. I have never owned a water-sourced unit so i thought it was blowing warm air because it needed a few days to "prime" or receive the cold water for the cooling feature to work. I later learned via a soggy carpet in the bedroom, and hiring smother service company, that there was a disconnected valve that streamed water across the electrical connections and eventually overflowed the overflow water pan. One specific item identified in the inspection report was to replace the Summer and Winter settings toggle switch. He charged the Seller for the repair (and other services) that he either didn't perform, or didn't perform well. He (seemingly) installed a new toggle switch to set the Summer and Winter settings, but the wires just dangled, and did not connect to the unit to control anything. The 2nd unit was missing the foam insulation to.protect the water lines, the drain pan as filled with corrosion and dirt, and the drain pipe was clogged, causing the system to leak water into the living room carpet and down into the basement level of the building. I discussed the situation with the Seller's Agent, but he was unable to reach the company. I called the company myself and requested a return to address the issues. The woman that answered the phone scheduled an appointment, but no one ever showed up, nor contacted me to reschedule it. I called several more times and never reached anyone again. We spent the summer without A/C, because the home warranty company would not cover the repairs and I couldn't afford them."

"We called Jimmy Gusky LLC because there was some liquid leaking in our furnace area. It turned out to be a pinhole leak in the coolant line. However, the technician who diagnosed the problem was not qualified to do the repair so we had to wait a day for someone else to be sent."
